Flood facts, plainly
1049 Marsh Harbor Dr, Dataw Island, SC 29920
Coastal buying means asking about water early — not after you fall in love. Here is the map and the exact homework we walk every buyer through before an offer.
The map
Toggle the FEMA flood overlay on the map — the shaded areas are mapped hazard zones from the National Flood Hazard Layer.
The homework
- Pull the FEMA FIRM panel for the exact parcel — zone lines run through yards, not around them.
- Ask the seller for an elevation certificate; if none exists, price getting one into your due diligence.
- Get a real NFIP or private flood quote before the offer — premiums vary block to block.
- Ask about wind & hail coverage separately — coastal policies often split it out.
- Check the SC Know Your Zone evacuation map for the address.
- Ask the neighbors what the street looks like after a king tide plus rain.
Zone maps change and parcels differ — nothing here is an insurance quote or a flood determination. It is the list of questions that gets you real answers fast.

We walk this list with every buyer — ask us anything about water, wind, and what it really costs.
