The First-Time Buyer's Charleston Checklist

Buying your first home anywhere is a checklist sport. Buying your first home in the Lowcountry adds a few items the national blogs never mention.

One: the crawlspace. Most older homes here sit on piers over sandy soil. Ask whether the crawlspace is vented or encapsulated, and when it was last inspected for moisture.

Two: the flood zone and the elevation certificate. Two houses on the same street can carry very different insurance costs. We pull this for every showing.

Three: the roof's wind rating. Insurers price hurricane exposure by roof age and attachment. A newer roof with hurricane clips can meaningfully cut your premium.

Four: HOA reserves in flood-prone communities. If the neighborhood maintains ponds, drainage, or a dock, ask how well-funded those line items are.

Five: the commute you'll actually drive. Bridge traffic is real. Test the drive at 8 a.m., not 2 p.m.

Six: the porch. This one is not negotiable culturally. You will live out there ten months of the year.
